Your Local, Trusted, Professional Painters in Rowlett
East Dallas Painting: Bringing premium craftsmanship to the homes of Rowlett since 2014.
Proudly Serving the Rowlett Community
East Dallas Painting has spent years working on homes throughout Rowlett, a lakeside community of around 65,000 built largely around Lake Ray Hubbard. From the established neighborhoods of Springfield and Highland Meadows to newer lakefront communities like Waterview, Bayside, and Heritage on the Lake, we understand the range of homes Rowlett has to offer.
Whether we’re refreshing a New Traditional home near Herfurth Park, working on a property along the Lake Ray Hubbard shoreline, or updating a home near the Downtown Rowlett Clock Tower, our team knows the architectural styles and lake-adjacent weather demands unique to this part of the DFW Metroplex.
We also serve homes throughout the Rowlett Creek Preserve corridor and near Pecan Grove Park, bringing the same careful prep, durable exterior-grade paints, and clean interior finishes to every Rowlett neighborhood we work in.
From Springfield to Waterview, our team treats every Rowlett home like it’s on our own street.
Architectural & Home Style Expertise in Rowlett
Rowlett’s housing stock reflects a city that grew rapidly after Lake Ray Hubbard was completed in the late 1960s, transforming a small agricultural town into one of the DFW area’s most sought-after lakeside suburbs.
Unlike some neighboring cities, Rowlett doesn’t have a large historic residential district — most homes date from the 1970s onward, with established neighborhoods like Springfield and Westwood featuring ranch and New Traditional-style homes, and newer master-planned lakefront communities like Waterview and Bayside bringing more contemporary construction.
At East Dallas Painting, we take these differences seriously, tailoring our approach to the specific style, age, and lake-adjacent conditions of your home rather than treating every job the same.
Each type of home common in Rowlett comes with its own set of painting considerations:
- Ranch-style homes (1970s-90s): wide eaves and fascia boards that have seen decades of Texas weather, plus painted brick facades that need breathable masonry paint to avoid trapping moisture
- New Traditional homes: larger facades with more trim and entryway detail than a standard ranch, requiring more extensive masking and cutting-in work
- Lakefront and near-water properties: increased humidity and moisture exposure near Lake Ray Hubbard, which accelerates wear on exterior paint and makes proper surface prep and moisture-resistant products especially important
- Newer construction (2000s-present, Waterview, Bayside, Heritage on the Lake): mixed materials on a single facade, brick, fiber cement siding, and stucco accents, each needing a different primer and prep approach
- Decks, patios, and outdoor living spaces: common in lakefront homes and exposed to more direct sun and moisture than inland properties, often needing more frequent staining or sealing to hold up
What our Rowlett customers say about us
Posted on Google Zyreese GuyTrustindex verifies that the original source of the review is Google. I hired them to repaint a ceiling that had uneven color from aging. At first, I didn’t think it would change much, but they suggested a brighter coat. During the job, I noticed a faint streak forming, and they smoothed it immediately. There was a slight delay between coats, but they explained why it was necessary. The ceiling now looks evenly bright, and the room feels a bit more open because of it.Posted on Google Joe ATrustindex verifies that the original source of the review is Google. East Dallas Painting Co., came highly recommended. I needed my old wooden window frames replaced. Michael Black came by and wrote up a detailed estimate. I hired East Dallas Painting to do the job due to the price and detailed estimate. I was very satisfied with the finished job. East Dallas Painting was punctual, professional and worked clean. I plan on utilizing their services in the future.Posted on Google Barbara KilpatrickTrustindex verifies that the original source of the review is Google. They did such an amazing job! They repaired several damaged walls, trim, and windowsills in addition to painting. They even managed to match some very unusual faux painted trim. Mike was quick to respond throughout the project and accommodated some last minute changes. Their pricing was very reasonable, as well. I will definitely use them again for future projects!Posted on Google Jordan CargillTrustindex verifies that the original source of the review is Google. Would hire again. They painted a rental unit for me.-Kim JoppiePosted on Google Richard SaundersTrustindex verifies that the original source of the review is Google. East Dallas Painting just finished a job painting and performing some repairs to my detached garage. As originally discussed the work was to take about two days. The job took twelve days from the day they started until the day the job was completed. One day they didn't get to the job sight until around 4:00 and left about half an hour later. I don't know why they even bothered to make the trip for half an hours work. It isn't clear what took so long but to be honest there were some delays because of weather. Even considering the weather it could have been completed at least four days earlier. The written estimate submitted by the painter calls for SW super paint which retails at about $76.00. It was on sale at $53.00 but when they completed the job they left the remaining paint in a Behr Premium Plus can which retails for about $30.00. It appears they used a lesser quality paint. At the beginning when the job was being estimated it was clear that some of the wood needed to be replaced which was done but one piece of trim at the bottom of the north west side corner of the building was missing. It seems that even a cursory glance would have seen this and about 18" of wood trim would have been replaced. That wasn't specifically mentioned in the estimate but the contractor should have at least mentioned it and if necessary adjusted the price of the written estimate. Communications could have been improved. Between when the job was started and when the job was completed I often went several days without being contacted by East Dallas Painting. One day I got a text message after noon saying they wouldn't be out that day. In fairness to East Dallas Painting I was satisfied with the work (except for the trim). I do believe the work was satisfactory. I may use them again.Posted on Google Dario SalasTrustindex verifies that the original source of the review is Google. Frequently Asked Questions
Does living near Lake Ray Hubbard affect how often I need to repaint my home's exterior?
It can. Homes closer to the water tend to see more humidity and moisture exposure, which can shorten the lifespan of exterior paint compared to homes further inland. We factor this into our product recommendations and prep process for lakefront and near-water properties.
I have a deck or patio that gets a lot of sun and lake moisture — what do you recommend?
Outdoor living spaces near the water take a beating from both UV exposure and humidity. We typically recommend more durable, moisture-resistant stains or sealants and may suggest a shorter maintenance interval than you'd need for a similar space further from the lake.
My home is in a newer community like Waterview or Bayside — is there anything different about painting newer construction?
Newer homes often combine multiple exterior materials, brick, fiber cement siding, and stucco accents, on a single facade. Each material needs a different primer and preparation approach, so we assess the full exterior before starting rather than treating it as one uniform surface.
Do you serve homes on both the Dallas County and Rockwall County sides of Rowlett?
Yes, we work throughout Rowlett regardless of which county side of the city your home falls on.
What's the best time of year to paint a home's exterior in Rowlett given the lake's humidity?
Cooler, drier months typically offer better conditions for exterior painting near the lake, since high humidity can slow drying time and affect adhesion. We can help you plan timing around the weather when scheduling your project.
